Planned for 170 North Boambee Road, Valis will introduce a new over-55s lifestyle community to the Coffs Harbour region. The approximately $180 million development is planned to comprise 159 homes, complemented by landscaped grounds and an extensive collection of communal facilities.
“We want to reimagine what over 55s living could look like,” Vivacity Property’s Jonathon Mendez said.
“We believe life doesn’t need to become smaller with age. It can expand with more freedom, more connection, and more opportunity to focus on the things that really matter: our health, our friendships, our families, our interests, and a genuine sense of purpose and belonging.”
It is a vision that looks beyond the homes themselves to the life that will unfold around them.
“We want to create beautifully designed homes with great landscaping, fantastic facilities, but ultimately it is the life that happens within these communities that matters most,” Mr Mendez said.
“Neighbours becoming friends, people getting outside and being active, someone arriving, knowing very few people, and before long feeling completely at home.
“That is what success looks like to us. And Valis is the next chapter in that vision.”
At the heart of the community will be a clubhouse designed as much more than an impressive collection of amenities.
“At the heart of this community will be an incredible clubhouse, not just bricks and mortar, but a place where friendships will form and memories will be made,” Mr Mendez said.
Plans include dining areas, multipurpose rooms, a sports bar, pickleball courts, a cinema, gym, pool, sauna and spa. Together, these facilities will provide places to exercise, unwind, learn something new or simply enjoy the company of neighbours.
“Ultimately, we want to give our residents the opportunity to downsize their home without downsizing their life,” Mr Mendez said.
Boambee Valley provides an evocative setting for that ambition. Surrounded by greenery and the hinterland, it offers a sense of sanctuary while remaining close to Coffs Harbour, beaches, healthcare, shops, services and established local amenities.
“When we first came to this site, what really stood out for us was the beautiful setting,” Mr Mendez said.
“North Boambee has this wonderful sense of being surrounded by greenery and the hinterland, while still being incredibly well connected to the Coffs Harbour region, facilities here and the coast.
“It gives us really the best of both worlds, a sense of space and calm, with all the amenity of a major regional city close by.”
Rather than impose itself upon the site, Valis has been planned to embrace its natural character.
“Our vision for Valis is to work with the landscape rather than to compete with it,” Mr Mendez said. The aim is to create “a community that feels green, calm, and connected to its surroundings from the moment you arrive.”
The recent ceremonial turning of the first sod marks the formal commencement of the development and another milestone in Vivacity Property’s expansion across Australia. The company has a growing portfolio of established and upcoming communities across New South Wales, Queensland and South Australia, including Tallowood Medowie, Stratford Gardens, Magnolia Resort, Lakeside Goolwa and Natrium Coral Cove. Its national development pipeline comprises approximately 3,000 new homes.
Valis will also bring significant investment to the Coffs Harbour region.
“Valis will inject approximately $180 million into the local economy here to create a community of 159 homes,” Mr Mendez said.
“We want Valis to become a part of the fabric of this region, creating local jobs, supporting local contractors and businesses, and contributing positively to the area for many years to come.”
Coffs Harbour City Council’s Nikki Williams welcomed Vivacity Property’s investment and its use of local teams.
“I think it’s so important to keep as much of our money in our economy, circling around our community, as possible,” Ms Williams said.
She also highlighted the role that new over-55s communities can play in creating movement throughout the regional housing market.
“Every single home that’s built opens up and moves those empty nesters out of family homes and frees up a lot more homes right across the spectrum,” Ms Williams said.
Today, the Valis site is filled with possibility. In the years ahead, it will become a neighbourhood of gardens, welcoming homes and lively shared spaces.
“Eventually, there will be people walking their dogs in the morning, having a coffee with their neighbours, sharing meals, celebrating birthdays, and looking out for one another,” Mr Mendez said.
“There’ll be friendships here that don’t yet exist today.
“For me, that is the most exciting thing about what we can do.”
With the first sod turned, that future is beginning to move closer.
“Our job at Vivacity Property is to give that community the very best foundation we can,” Mr Mendez said.
“So while turning this first sod may be a small ceremonial moment, it represents the beginning of something very meaningful.”
